The Jim Pankow Process saves our clients
time, money and headaches. Here’s how… Our process saves you time in
a few different ways, starting with the design and pricing stage.
Because our Project Managers, Estimators, and Architects are all
employed by Jim Pankow Inc., we have the luxury of providing a
Guaranteed Maximum Price months earlier than our 'traditional'
competitors. Second, we save you time by fast-tracking the
final construction documents and often filing for an early
construction permit. Third, we save you time by starting
construction prior to all construction documents being finished. Why
should you wait to start building the foundation just because
interior finishes haven’t been decided? A very important luxury of
Design/Build is being able to break ground prior to picking paint
colors. This is only possible with our Design/Build process.
Design/Bid/Build simply does not allow for this time and money
savings. The Jim Pankow Process allows for construction start
literally months earlier than design/bid/build. We take
Design/Build to the next level!

Accountability
Every step in our process is mapped out and each task is assigned an owner and a due date. It is easy for the Project Director to know exactly what stage your project is in - and exactly when the next task is due in order to take it to the next stage. A tentative schedule is laid out very early in the planning process and as things develop due dates are established and an overall project completion date is finalized. Because of this extremely detailed process it is very hard for any team member to ‘drop the ball’ on their tasks. Finishing project on time and within budget constraints is something we are very proud of! Look at our track record next to our competitor’s – there’s no comparison.
Because we are the designers and the builders, there is no finger
pointing.
The 'traditional' design/bid/build project delivery is always comprised of
at least two different firms protecting their own interests. Always. Even when an architectural firm and a general contractor “partner” with each other and call themselves
"Design/Build", there is a binding contract between them. Contracts, by definition, are protecting interests from the
two separate companies.
