There are many advantages of our design/build process over the traditional design/bid/build system. However, the Guaranteed Maximum Price is among the most important.
Furthermore, this GMP is given to our customers months in advance of
when our 'traditional' competitors deliver their estimated costs.

Advantage:
Save Time in Pricing and Design
A Guaranteed Maximum Price, complete with scope specification, schematic floor plan, elevations and cross sections, are provided to our customers very early in the design phase. We solicit bids from all selected and qualified subcontractors to plug into our
overall price. These prices are derived from schematic drawings and a very accurate scope specification. This entire process can take weeks or months less time than the traditional design/bid/build method. With the traditional method, construction drawings need to be finalized prior to soliciting bids - thus taking
much longer than our process.

Save Money in Design Fees
Our clients pay only 1% of their budget to get through the Guaranteed Maximum Price phase. For example – if you plan on spending $2,000,000 on the design and construction of your building, it would take
approximately $20,000 to be given a Guaranteed Maximum Price. This GMP comes complete with schematic drawings, floor plans, cross sections, elevations, and an extremely detailed scope specification. With the traditional method, you will need to commit an average of 6% ($120,000) in architectural fees prior to ever learning what your project
will cost you – and at that point, you may already be over budget.

Flexibility
Often, when the Guaranteed Maximum Price is established there is a need for Value Engineering: Designs, Materials, and/or Site Work may need to be revised because of budget constraints. Our ability to Value Engineer early in the design process gives you the exclusive luxury of making adjustments prior to incurring additional architectural fees. The Jim Pankow Process simply allows for more flexibility and real time adjustment. The traditional method only allows for adjustments ‘after the fact’.
